Estimates versus quotes

These are different things. An estimate is a good-faith approximation based on typical Lake Stevens, WA jobs — not a promise. A quote is the price we give you in writing, on site, after diagnosing your specific job. The quote is the number that governs: once you approve it, the price doesn't change unless the scope changes, and any scope change gets a new written quote before we proceed. Nothing on this website overrides a written quote.

Scheduling

We schedule visits in arrival windows, not exact times, and we confirm the window the day before or the morning of. If we run late, we call you. For emergencies, we prioritize by severity — active water damage and sewage come before a slow drain — and we'll tell you honestly if we can't reach you today rather than overpromising. You can reschedule or cancel a non-emergency visit with a phone call or email; we'd appreciate as much notice as you can give, and we give you the same courtesy.

Payment basics

Payment is due when the work is completed and you've walked through it with us — see our process. We accept the payment methods listed on your invoice. A deposit may be required for large installations (repipes, sewer replacements, new construction) to cover materials ordered for your job; the deposit amount and terms are stated in writing before you pay anything. We don't start large-material jobs without a written agreement signed by both sides.

Service area

What our guarantee covers — and the limits

Our workmanship guarantee covers our work, done wrong by us, fixed by us. The specific coverage period for your job is stated on your invoice. Beyond that guarantee, we aren't liable for conditions we didn't create or touch: pre-existing pipe deterioration, failures of customer-supplied parts, or damage from events beyond our control such as freezing after we've advised winterization. If our work causes damage beyond the repair itself, we address it with you directly — that responsibility isn't disclaimed away.
